October: busier at the top of the market

51 Downtown condos closed in October 2026, about the same as the 50 in October 2025. The median sale price was $694,900, up about 3% from $676,450 a year earlier, helped by a strong month for high-end sales: 18 homes sold for $1 million or more, the most of any month this year. The biggest were a three-bedroom at Pacific Gate at $4.9 million and two Meridian residences at $4.43 million and $3.6 million.

The rest of the market was slower than a year ago. Homes took a median 39 days to sell, compared with 28 in October 2025, and 25% sold at or above their asking price, down from 38%. Median price per square foot was $668, down from $719 last October.

Inventory: still a buyer’s market

As of early November 2026 there are 316 condos for sale in 92101 and 41 in escrow. At the past year’s pace of about 42 sales a month, that’s roughly 7.6 months of supply, down a little from about eight months in early October but still well into buyer’s-market territory. The median asking price is about $732,000.

East Village has the most choice, with 83 condos for sale in the buildings we track, followed by the Marina District with 65 and Columbia with 41.

Past 12 months, for the buildings on our site.

  • Columbia is still the priciest and the fastest. Its bayfront towers, including Savina and The Grande, sell in a median 28 days.
  • East Village has the most sales and the most choice, and homes there take the longest to sell, which gives buyers the most room to negotiate.
  • Cortez Hill offers the lowest price per square foot Downtown, at $584.

The busiest buildings

Every building page on our site now carries a monthly market snapshot with current listings and recent sales.

What it means for buyers

With more than seven months of supply and fewer bidding situations, buyers have time to compare buildings and room to negotiate on price, credits and timing, especially in East Village, where homes take the longest to sell. The holiday weeks are often the quietest of the year, so a buyer who’s ready to move now can find motivated sellers and less competition.

What it means for sellers

Well-priced homes are still selling: 43% of the year’s sales went under contract within 30 days, and October’s high-end sales show buyers are there for the right home. The key is pricing against recent sales in your own building, not against other listings, and making your home the best value among the units for sale down the hall.
