Andia: What to Know About Bosa’s New East Village Tower

  October 12th 2026  ·  By Gregg Neuman

For the first time in years, Downtown San Diego has a brand-new condo tower selling homes before they are built. Andia is a 40-story, 399-home tower from Bosa Development at 1160 9th Avenue in East Village, the same developer behind Pacific Gate and Park Place. Sales opened and construction started in summer 2025, and The Registry called it the first new for-sale high-rise in Downtown’s core since Bosa’s Savina.

We get asked about Andia every week. Here is what we know so far: where it is, what the homes cost, how it compares with the Downtown towers you can buy today, and what to think about before you buy a condo that hasn’t been built yet.

For floor plans, photos, amenities and current listings, see our Andia building page.

Prices and availability change often. Figures are from the builder’s listing on NewHomeSource and the San Diego MLS as of October 2026.

Where Andia is, and why it matters

Andia sits at 9th Avenue and B Street, a few blocks north of Broadway, in the northern part of East Village. That puts it a short walk from the Gaslamp Quarter, the Central Library and Petco Park, with the City College trolley stop and the Park Boulevard corridor nearby and Balboa Park a quick drive or bike ride north.

East Village is Downtown’s largest and fastest-changing neighborhood, and it is also its most affordable. Over the past 12 months, East Village condos sold for a median of about $594,000, or roughly $651 per square foot, and took about 46 days to sell. Most of that inventory is in towers built in the 2000s. Andia gives buyers something the neighborhood hasn’t had in a long time: a new high-rise with resort-style amenities and modern construction, at a price point between East Village resales and the luxury towers along the bay.

The homes, prices and amenities

Andia offers one-, two- and three-bedroom floor plans, several with a den. The builder’s published starting prices:

PlanSize fromPrice from
One bedroom620 sq ft$550,000
One bedroom + den742 sq ft$720,000
Two bedroom1,111 sq ft$820,000
Two bedroom + den1,160 sq ft$820,000
Three bedroom1,538 sq ft$1,900,000

Specific homes are also starting to appear on the MLS. In October 2026 there were five Andia listings, priced from about $718,000 to $1.37 million for 620 to 1,203 square feet, with estimated HOA dues of roughly $1,100 to $1,250 a month. Higher floors and better views carry a premium, so expect the same plan to cost more the higher you go.

Floor plans. Bosa has released several sample plans, and three are on our Andia page: two-bedroom-plus-den homes of about 1,160 square feet on floors 6 to 20 and 21 to 38, and a two-bedroom of about 1,203 square feet on floors 29 to 38. All three have split bedrooms with walk-in closets, an island or open kitchen, in-home laundry and a balcony.

Planned amenities. According to Andia’s website, residents will share:

  • A fifth-floor pool terrace of about 15,000 square feet, with a 75-foot pool, a wading pool, cabanas, a fireside spa, an outdoor bar, grills, a pizza oven and a putting green
  • A fitness center of about 3,500 square feet with separate spin and yoga studios, an outdoor fitness terrace, a steam room and a sauna
  • A sky lounge and open-air sky terrace on the 40th floor, with a kitchen, bar and billiards
  • A club room, gaming room and craft room
  • A bike tune-up and storage room, a pet spa and a partly covered pet play area
  • Package lockers with cold storage, resident storage, gated parking and EV charging

Amenities and finishes can change before a building is completed, so confirm the current plans in your purchase documents.

How Andia compares with Downtown towers you can buy today

The best way to judge a new-construction price is against what similar homes actually sell for. Here is Andia next to Downtown’s sales over the past 12 months:

Median sale priceNotes
Andia (new)From $550,000One to three bedrooms, new construction, completion date not announced
East Village resalesAbout $594,000Around $651 per sq ft, about 46 days to sell
All of DowntownAbout $721,000498 sales, about 38 days to sell
Columbia districtAbout $1.44 millionAround $962 per sq ft
Bayside (Bosa)About $1.31 millionBayfront, Bosa-built
Pacific Gate (Bosa)About $2.6 million215 homes, completed 2018, HOA about $1,900 to $2,600 a month

Andia’s entry prices sit close to East Village resales, but you get a new building, a new-home warranty and a modern amenity package. Compared with Bosa’s bayfront towers, Andia is a far lower price point, though without the water views. The trade-off is time: you are buying a home you may not move into for a few years, while a resale closes in about 30 days.

What to know before buying a pre-construction condo

Buying in a tower that is still under construction works differently from buying a resale. Before you sign, make sure you understand:

  • The deposit schedule. Pre-construction contracts usually require deposits in stages before closing. Ask how much, when, and under what conditions it is refundable.
  • The timeline. Andia has no announced completion date yet. Plan for your rate lock, your current lease or home sale, and your loan approval around a closing date that could move.
  • HOA dues and the budget. New buildings start with an estimated budget. Read it, and ask how the reserves are funded, because dues often change once the building is running.
  • Financing. Some lenders treat new condo projects differently until enough homes have sold. Talk to a lender who knows Downtown condo financing before you commit.
  • Resale competition. When a 399-home building finishes, many owners may list at the same time. If you might sell or rent within a few years, factor that in.
  • Your own representation. The sales gallery works for the developer. You can bring your own agent to represent you at no extra cost to you, as long as your agent is registered with you on your first visit. Check the builder’s registration rules before you go.
