The Marina District is one of the most settled neighborhoods in Downtown San Diego, a quiet grid of established towers between the bay and the Gaslamp Quarter. That’s what makes the site at First Avenue and Island Avenue so interesting. It’s one of the last undeveloped lots in the neighborhood, and Bosa Development, the builder behind many of Downtown’s best-known condo towers, plans to put a new one there.
Here’s what we know so far, what we don’t, and what it could mean for buyers and for owners in the buildings around it.
The site sits in the heart of the Marina District, surrounded by some of the neighborhood’s established towers. Horizons, Bosa’s very first San Diego project, is directly to the north, with Pinnacle to the northwest and Harbor Club to the southeast. The waterfront, Seaport Village and the Convention Center are a short walk south, with the Gaslamp Quarter and Little Italy close by.
It’s a location buyers already pay a premium for: walkable, close to the bay, and calmer than the busiest parts of Downtown.
Bosa’s founder, Nat Bosa, has told the San Diego Business Journal that the company plans a condo tower at First and Island, describing it as “a sleek, beautiful tower.” He also said that new San Diego projects are on pause until there’s more certainty about tariffs, interest rates and the wider economy.
In the meantime, Bosa’s current Downtown project is Andia, a 40-story condo tower at Ninth Avenue and B Street with nearly 400 homes.
Bosa hasn’t announced official details. Early renderings reportedly show a tower of about 35 stories with roughly 215 condominiums, but those figures could change before plans are final. Floor plans, amenities, pricing and a construction timeline haven’t been released.

If the past is a guide, buyers can expect a design built around the views. Bosa’s Downtown portfolio includes some of the area’s most recognized condo buildings: Horizons, Park Place, Bayside, The Grande, Pacific Gate and Savina. Its most recent towers, Pacific Gate and Savina, set a new standard for finishes, services and amenities in Downtown San Diego.
New condo towers have been rare in Downtown San Diego, so a new Bosa building in the Marina District would draw strong interest. New construction typically sells in phases before completion, often with the best views and floor plans reserved early.
