The Downtown San Diego condo market enters the fall steady on price and slower on pace. Over the past 12 months, 503 condos sold in the 92101 zip code at a median price of $722,500, almost unchanged from a year earlier. Homes are taking a little longer to sell, and buyers have more to choose from than they did a year ago.

Prices have held essentially flat for a year, while the number of sales has dipped and homes are spending a few more days on the market. More than a quarter of all sales (27%) were for $1 million or more.
From July through September 2026, 142 Downtown condos sold, almost exactly matching the 144 sold in the same months of 2025. The median price rose about 4% to $697,450, but price per square foot held level at about $690, which suggests a few more larger homes sold rather than a rise in values. The typical home took 43 days to sell, up from 36 a year earlier.
As of early October, 337 condos were listed for sale in 92101 and 45 were in escrow. At the past year’s sales pace, that’s about eight months of supply, which gives buyers real choice and room to negotiate. The median asking price is $699,000.

Two-bedroom homes are the heart of the market, with just over half of all sales. And there’s still plenty under $500,000: 115 condos sold at that price in the past year, nearly a quarter of the total.

Columbia leads on value and speed, driven by the newer waterfront towers along Pacific Highway such as Savina and The Grande. East Village has the most sales and the most choice, and homes there take the longest to sell, which is good news for buyers. Cortez Hill offers the lowest price per square foot of the five, and homes there still sell in about a month.
The buildings with the most sales over the past year were Savina (22 sales, median $1,575,000), Harbor Club (18, median $1,112,000), Acqua Vista (17, median $550,000), and The Mark (16, median $745,000). This is a good market to buy in. With about eight months of supply and homes taking longer to sell, buyers have time to compare buildings and room to negotiate on price, credits and terms, especially in East Village. Prices have held steady, so there’s little sign of a rush either way.
Pricing matters more now than a year ago. Homes priced in line with recent sales in the same building still sell, and in Columbia and the Marina District they sell quickly. Overpriced homes sit. A building-level comparison of recent sales is the best way to set the right price from day one.
