1. Getting pre-approval

Before you can start your search, make sure you know just how much you can spend. Does your budget allow you to pay for your new home upfront? If not, you’ll probably have to consider taking out a mortgage.

Unlike mortgages for single-family homes, mortgages for condos are considered riskier. Therefore, you will need to get pre-approval for a condo loan and present your income and other essential financial information to your lender. Once you receive an estimate and confirmation of your loan, you can move on to the next step.

2. Get in touch with a real estate agent

If you have some experience in purchasing property, you may not need the help of a real estate agent. However, agents can guide you through the entire process and make it a hassle-free experience.

From initial negotiations to submitting your offer, agents can help you avoid obstacles, especially those pertaining to paperwork. Having an expert on and by your side can prove crucial when you’re in the midst of the buying process.

3. Negotiating is important

When it’s the right time to make your offer, real estate agents will advise you to do so. As sellers typically set a higher price knowing that potential buyers will try to negotiate, don’t hesitate to bargain. Do your due diligence and research the prices of condos in the vicinity to get an average market price of properties in the neighborhood. If the seller is looking to make a quick sale, they’ll surely be willing to compromise.

4. Meet the HOA (condo board)

There’s no condo without an HOA. All condominiums have a homeowners association, where residents pay a fee (typically monthly) that goes towards the maintenance and upkeep of areas shared by all residents. Once you’ve found your dream condo, you’ll need to apply for approval from the HOA.

You will have to submit an application and provide various financial documents, such as your income and assets.

5. Contract signing

Once you get approval from the HOA, you’ve reached the final step – signing the contract. Both parties will agree on the terms, and an official document will be drafted, signed, and verified. Congrats, you’ve bought a condo!
